Pleasant Hearth



We bought our homestead (ie home) with a decorative fireplace. It was inefficient and didn't draft properly. I sold it for $50 and bought a Pleasant Hearth 1800 sq ft wood burning stove. $700 at Lowes was well worth it, compared to the extreme heating costs.

I heat mostly with wood now. Our basement is a mother in-law apartment with central heating. That cost a pretty penny, but from the main floor and above it's about $160/year. 

This stove is rated for 1800 sq ft, and we use it for more than 2200 sq ft. It doesn't turn our home into a sauna, but it keeps us comfortable (something the limited duct system cannot do). We bought a cord of wood for $160 (delivered) and it will last us all winter.

Positives:
  • Efficient: can burn on a few logs all night.
  • Amazing Draft: keeps the glass clean and allows for low flow and high heat.
  • Only costs $700
  • One cord ($160) per winter

Negative:
  • Only rated for 1800 sq ft.
  • loud blower

Can I Buy a Home?


I talk to people every day that think they cannot buy a home when they really can. The confusion is usually over the requirements to buy a home. While some of the requirements can be pretty strict, it is possible to be strong in some and weak in others and still buy a home.

Requirements:

  1. Credit: I usually say the minimum is about 600, but it changes every day. Credit does greatly affect your loan rate.
  2. Down Payment: with good credit (700+) it is possible to purchase a home with $100 or less. You would have to use special or local programs and it limits your home options, but it is possible.
  3. Employment: There isn't a way around this. A minimum of one year of tax returns with really good credit (two years for 1099), or a W2 job.
Another reason some people don't think they can buy a home is because they had a short sale, foreclosure, or bankruptcy. Even if this is you, it is still possible to buy a home. It is easier if you have a good down payment, but it is possible.

No matter what you situation, contact an agent and a lender. They will be able to get you on track to buy a home. Now is the time to buy!
